Reduced Commission Program
The commission charged at Timberline Realty, Inc. is determined by who finds the buyer, not by the amount of services provided. This variable rate commission schedule rewards the homeowner if they find a buyer before an MLS agent finds a buyer and also rewards the other MLS agents because at Timberline Realty our policy is to pay cooperating agents a higher share of the commission.
1% Commission if the Homeowner finds the Buyer.
We will pre-qualify the buyer, prepare all the contracts and paperwork, negotiate all contracts and handle all the aspects of the transaction through the successful closing.
4% Commission if We find the Buyer.
We will pre-qualify the buyer, prepare all the contracts and paperwork, negotiate all contracts and handle all the aspects of the transaction through the successful closing. We will represent you in your Best Interest. There is no Dual Agency as the buyer is treated as a customer only, not a client. We will always maintain our fiduciary responsibility to you whether we are representing you in the sale of your current home or in the Purchase of your new home.
5% Commission if another Realtor finds the Buyer.
We will verify the buyer’s qualifications, prepare all the contracts and paperwork, negotiate all contracts and handle all the aspects of the transaction through the successful closing. The other Realtor will represent the buyer and we will represent you and your Best Interests as the Seller. At Closing the other Realtor will be paid 2.7% of the selling price of your home or about 55% of the Commission you paid to Timberline Realty, Inc.
